Terms & Conditions

1. Programme Overview

The Farlim Merdeka Referral Programme 2026 ("Programme") is organised by Farlim Group (Malaysia) Bhd. (Company No. 82275-A) ("Farlim"). The Programme allows existing homebuyers, members of the public, and Farlim-registered contacts ("Referrer") to refer prospective purchasers ("Prospect") to eligible Farlim development projects and receive a cash reward upon a successful referral.

2. Campaign Period

1. The Programme runs from 1 July 2026 to 30 December 2026 ("Campaign Period"), inclusive of both dates.
2. Referrals submitted outside of this period will not be eligible for the cash reward.
3. Farlim reserves the right to extend or shorten the Campaign Period at its sole discretion, with or without prior notice.

3. Eligible Projects

The following projects are participating in this Programme:

1. Impiana Upeh @ Balik Pulau, Penang — 2-Storey Terrace Houses
2. Taman Impiana Bidor, Perak — All phases, including 1-Storey Terrace Houses, 1-Storey Semi-detached, and Shop Houses

Only units within these two projects are eligible under this Programme. Farlim reserves the right to add or remove participating projects at its sole discretion.

4. Referrer Eligibility

1. The Referrer must be a Malaysian citizen or Permanent Resident aged 18 years and above.
2. The Referrer must not be acting in any professional capacity as a real estate agent or negotiator (REN) for the referred transaction.
3. A Referrer may submit more than one referral, provided each refers a different Prospect to a different unit.
4. The Referrer themselves cannot be the purchasing Prospect of the same referral.

5. Prospect Eligibility

1. The Prospect must be a genuine first-time contact with Farlim for the referred project — i.e. they must not have previously registered interest, attended a sales gallery visit, or been in active negotiation with Farlim's sales team for that specific unit prior to the referral submission.
2. Farlim's records will be the definitive reference in determining whether a Prospect is a new contact.
3. The Prospect must successfully execute a Sale & Purchase Agreement ("S&P") for a unit in an eligible project within the period stipulated by Farlim's sales team.

6. How to Refer

1. The Referrer must complete the registration form at farlim.com.my/merdeka-referral/ during the Campaign Period.
2. Required information includes: Referrer's full name, phone number, email address, and relationship to the Prospect; Prospect's full name, phone number, and project of interest.
3. By submitting the form, the Referrer confirms that the Prospect has given their consent to be contacted by Farlim in accordance with the Personal Data Protection Act 2010 (PDPA).
4. Verbal, WhatsApp, or email referrals made directly to Farlim staff without an accompanying form submission will not qualify for the cash reward.

7. Cash Reward

1. The cash reward is RM1,000 (Ringgit Malaysia One Thousand Only) per successful referral.
2. The reward is payable to the Referrer only — not to the Prospect.
3. A referral is considered "successful" when the Prospect signs the S&P for the referred unit and the agreement is duly stamped.
4. The cash reward will be disbursed within 60 calendar days of the S&P being executed and stamped, subject to verification by Farlim.
5. The reward will be paid via bank transfer to the Referrer's designated Malaysian bank account. Farlim reserves the right to request supporting KYC documents (e.g. copy of NRIC, bank account details) before disbursement.
6. The cash reward is subject to withholding tax or any applicable statutory deductions as required by Malaysian law. Farlim will not gross up the reward amount.
7. If the S&P is cancelled, rescinded, or not duly completed for any reason, the reward will not be payable. If a reward has already been disbursed and the S&P is subsequently cancelled within the statutory period, Farlim reserves the right to recover the reward from the Referrer.
8. Where multiple Referrers submit referrals for the same Prospect, only the first registered referral (by timestamp) will be considered. Only one Referrer may claim the reward per Prospect.

8. Personal Data & PDPA

1. By participating in this Programme, the Referrer consents to Farlim collecting, processing, and retaining their personal data for the purposes of administering the referral and disbursing the reward.
2. The Referrer warrants that the Prospect has given their express consent for Farlim to collect and process their personal data for the purpose of sales enquiry and follow-up, in accordance with Farlim's PDPA Notice available at farlim.com.my.
3. Farlim will not share personal data with any third parties except as required by law or for the purposes of administering this Programme.

9. General Conditions

1. Farlim's decision on all matters relating to this Programme, including eligibility and reward disbursement, is final and binding.
2. Farlim reserves the right to amend, suspend, or terminate the Programme at any time without prior notice.
3. Any attempt to manipulate, abuse, or defraud the Programme will result in immediate disqualification and may be subject to legal action.
4. Farlim will not be liable for any loss, damage, or inconvenience arising from participation in the Programme, except to the extent required by applicable law.
5. These Terms & Conditions are governed by the laws of Malaysia. Any dispute arising from this Programme shall be subject to the exclusive jurisdiction of the Malaysian courts.
